SOME TOURISTS HAVE ASKED...

Desidererei trascorrere una notte, per due in Val D'orcia -Toscana- presso un agriturismo che abbia anche la mezza pensione e possibilmente ubicato su una collina della valle (caratteristico della zona).

Aux alentours de Rome , 2 semaines juillet ou août , 2 adultes et 3 enfants, je recherche un gîte avec si possible une piscine à proximité ainsi que de la restauration avec des produits locaux, en bref, de la détente , de la verdure et quelques bon petits plats......

We would like to stay in Tuscany in August. We are a couple In the late fifties from Norway and we are spending tree weeks travelling in Toscana. A nice place with good Italian food and wine. Aase and Helge.

Cancellation Policies
GENERAL CONDITIONS OF RESERVATION - WE ASK YOU TO PLEASE READ CAREFULLY THE FOLLOWING CONDITIONS BECAUSE THEY EXPLAIN THE DETAILS FOR YOUR STAY AT THE FATTORIA MONTALBANO.

RESERVATIONS
It is possible for you to reserve a room or an apartment by mail, telephone, fax or E-mail.
Your reservation request must contain the precise time of your stay as well as the exact number of people. Any particular accommodating requests will be taken into consideration only after we have given you a written confirmation. Your reservation will be valid only after the written confirmation on our part (Fattoria Montalbano) and after receiving partial payment in advance.

PAYMENT CONDITIONS
Payment for apartments is subject to the following conditions: 50% of the sum upon reservation and full payment with caution money upon arrival before the keys are handed over.
If the reservation is made less than 15 days from the beginning of the period of stay, the entire amount must be paid in advance.
When you will have received a written confirmation stating that the Fattoria Montalbano will be able to satisfy your request then payment must be made within seven days. Payment may be made through cheques (only in Euro), or a postal draft to the above address or a bank transfer.
Only after we have received your payment we will send you the written confirmation of your reservation.

SERVICES AND PRICES
The prices indicated are paid for by the week and they vary according to the apartment and the period of stay. Arrival and departure days are preferably Saturday or Sunday.
The apartment will be given between 4 o’clock in the afternoon and 8 o’clock in the evening. On your departure day the apartment must be leaved by 10 o’clock in the morning. If you need to leave at a different time we ask you to inform us before so it may appear in the rent contract. On arrival day, if you are late, we ask you to telephone us or, if you know in advance that your arrival time will be later than 8 o’clock in the evening, please tell us late when you reserve. In this case, the apartment will be available until 4 o'clock in the afternoon of the following day. After this time, if the guest does not telephone us or send a telegraph, the reservation will be cancelled and any down payment made will not be reimbursed.

CANCELLATIONS
You may cancel your reservation before you begin your stay. If this should happen then it is with great regret that we must ask you for a compensation. The quantity of such depends upon when you inform us of your cancellation, which must be done either through registered mail, telegram or E-mail.
If your cancellation occurs within 60 days from the beginning of your scheduled stay then the compensation will be € 30.00.
If it occurs from 60 to 45 days from the beginning of your stay then 75% of your down payment will be reimbursed.
If it occurs from 44 to 31 from the beginning of your stay then 50% of your down payment will be reimbursed.
If it occurs thirty days before the date of your scheduled arrival date, then your down payment will not be reimbursed.
If you wish to send other people in your place for the same booked period and we agree, or if we are able to rent the apartment immediately, then you will not be asked to pay any compensation. If it happens that you have to leave the apartments earlier than the departure day, there will be no reimbursement.
We advise you to consult an insurance agency in advance for a travel cancellation policy.

CAUTION MONEY
Guests must leave € 100 in cash to cover any eventual damages, broken materials, missing objects or extra cleaning before entering the apartment. This money will be reimbursed on your departure date after having checked that the apartment is in order.

SPECIAL CONDITIONS AND WARNINGS
The apartment and all that it contains and any other external structures that correspond to the description in the catalogue must be left tidy and treated with care. You must at the same time respect the other guests who, like yourselves, are on holiday.
The apartment rented to you can house only the number of people as is described in the catalogue, and as will be determined by your reservation. If you wish to have extra beds or small children’s beds then you must ask us beforehand and confirm this when you make your reservation.
We have taken great care in preparing well-kept apartments but if you should note any defects please inform us and they will be taken care of as soon as possible.
If a guest should damage something it is his/her responsibility to inform us immediately.
The person registered as the renter is held responsible for any damages caused by himself/herself or by any other of his guests who share the apartment.
Use of the pool or children’s game park is under guest’s responsibility.
Pets are allowed but a written statement must be made describing its breed and size.



Notes
THE PRICE INCLUDES: BED LINENS AND BATH TOWELS (CHANGED WEEKLY), FINAL CLEANING, HEATING (FROM THE 1ST OF NOVEMBER UNTIL THE 30TH OF APRIL), USE OF SWIMMINGPOOL (FROM THE 12 TH OF MAY UNTIL THE 16TH OF OCTOBER).

EACH EXTRA PERSON SLEEPING ON SOFA-BED: € 25 EACH PERSON/DAY OR € 150 EACH PERSON/WEEK.
BABY COT (€ 10 EACH DAY OR € 50 PER WEEK) AND HIGHCHAIR. DOG € 5 PER DAY.
CAUTION MONEY TO BE PAID ON ARRIVAL: € 150.
